Three delivery models, one standard of work

Construction, service, and power systems each run differently: different crews, different response times, different paperwork. What stays constant is how the work is planned and how it is handed back.

01 / Projects & Construction

Bid, negotiated, and design-build electrical construction

We estimate before we price. Every bid starts with a quantified takeoff: material counted, labor applied by installation condition, and vendor pricing pulled current. That is why our numbers hold and why our change orders reconcile against the original bid instead of arguing with it.

On the field side, the same person who read your drawings stays attached to the job. You are not handed off from the estimator to a project manager who has never seen the set.

  • Ground-up and site development. Service entrance, underground distribution, site and parking lighting, temporary power.
  • Tenant fit-out. White-box through turnover, coordinated against the tenant’s equipment schedule and open date.
  • Phased renovation. Work sequenced around an occupied building, with written outage plans and confirmed restoration.
  • Design-build and budget development. Order-of-magnitude pricing early, refined as the design matures.
  • Change management. Scope, quantity, and labor shown line by line against the base bid.

02 / Facility Service & Maintenance

Troubleshooting, repair, and the standing relationship behind it

Service work is judged on two things: how fast someone competent shows up, and whether the problem comes back. We staff service separately from construction so a project deadline never eats your response time.

For facilities we maintain on a standing basis, we keep panel schedules, equipment records, and a history of what has failed, so the second call is faster than the first.

  • Troubleshooting and fault isolation. Intermittent faults, nuisance tripping, voltage and grounding problems.
  • Distribution repair. Panelboards, feeders, breakers, terminations, and equipment replacement.
  • Code corrections. Violation abatement and inspection re-approval, documented for the file.
  • Preventive maintenance. Scheduled inspections, thermal review, and equipment condition reporting.
  • Off-hours scheduling. Nights, weekends, and third shift arranged in advance around your operation.
  • Emergency response. 24/7 availability for outages and unsafe conditions.

03 / Power Systems

Standby generation and EV charging infrastructure

Both of these are load-calculation problems before they are installation problems. Undersize the service and the charger throttles; oversize the generator and the client pays for capacity they will never use and a set that wet-stacks at light load.

We do the calculation first, coordinate with the utility early, and commission properly, with a documented test rather than a handshake.

  • Standby generators. Sizing, pad and fuel coordination, automatic transfer switches, start-up and load testing.
  • EV charging. Level 2 and DC fast charging, load management, and make-ready infrastructure for future ports.
  • Utility coordination. Service upgrades, metering, and program paperwork handled on your behalf.
  • Life-safety and emergency branch. Emergency lighting, exit systems, and branch separation.
  • Residential, done commercially. Whole-house standby and home EV charging with the same load calculations and submittals we give facility clients.

What else we self-perform

These run across all three delivery models. Each one is work we hold in house rather than brokering out.

Lighting & Retrofit

Interior · Exterior · Controls

Full fixture packages for new construction and retrofit programs for existing buildings. We handle the photometric side of the conversation as well as the installation. If a retrofit will not hit the light levels the space needs, we say so before you buy the fixtures. Utility incentive paperwork included where a program applies.

Value Engineering & Preconstruction

Estimating · Budgets · Alternates

Quantified takeoff, current vendor pricing, and a priced alternates list attached to every bid. We also produce order-of-magnitude budgets early in design, before the drawings are complete enough for a hard number, useful when a client needs to know whether a project is viable at all.

Installation · Devices · Interlocks

Fire alarm rough and device installation, notification circuits, and the interlocks that tie alarm systems to mechanical equipment, elevators, and kitchen suppression. Coordinated with the alarm vendor and the AHJ so the acceptance test is a formality rather than a discovery process.
